Mr. Sunil Malhotra, CFO Jindal Realty delivered lecture at Amity School of Urban Management during his visit to Amity University.
Mr. Sunil Malhotra guest speaker at Amity School of Urban Management shared with students his expertise in investment and financing of real estate projects. The real estate sector is high on debt and needs more equity investment, which requires creative partnerships and joint ventures in a market where liquidity is low. He shared his practical experience of project financing with foreign direct investors, PE institutions and Banking sectors. Mr. Malhotra also stressed upon standard practices to be adopted for servicing debt which many unorganized real estate companies are not following. The session was very interactive where students actively asked questions on real time projects they are undertaking as a part of MBA curriculum. Financing consideration and valuation aspects in case of luxury housing projects, IT/SEZ, slum rehabilitation and township projects were discussed at length. Mr. Malhotra gave inputs to how real estate finance is different than other industries with practical examples and how finance is seen differently as land for real estate companies is a current asset that generates revenues.
Mr. Malhotra’s advice on conservative IRR calculations instead of being overly optimistic was very well absorbed by students on their projects. His insight into creative fund raising from projects through equity partnership and examples were appreciated by the students.
